Filling out a Unit Condition Report (UCR) in BeHome247 consists of two sections: the evaluation section and the letter directed toward the property owner. The evaluation section needs to be filled out while in the unit to note the conditions in which unit items are found. Please take note of the following steps to fill out a UCR.
Note: Since most users will complete the evaluation on their phones, these instructions reflect the platform's mobile device format.
1. Click on the Menu icon on the top right-hand side and navigate to Properties.
2. Search for the unit you will fill out the report for by typing in the unit number in the Quick Search field or using the Filters option.
3. Click on the unit of interest to access its property page.
4. Once inside the unit's page, select the HOR Finished button.
5. Select Fill form and Unit Condition report/Evaluation - NWFL from the drop-down menu.
6. To complete the evaluation portion of the UCR, scroll down until you find the first item detailing the unit rooms (e.g., entryway, living room, dining room, bedroom, or others).
7. Select either Meets, Exceeds, or Needs Attention for each asset listed in the unit.
8. Once the evaluation section is filled out, scroll down to the bottom and click Save.
9. Once you click Save, you will be taken back to the HOR Status page. Click on Save again.
Note: To view the completed evaluation right away, click on Refresh. The report won't automatically generate in your timeline.
Report Considerations for the Evaluation Section
- If you need to leave a note, you can use the Comments section or select the Note
icon and place your notes there.
Note: These notes will be sent to the owner, so please ensure the content is limited to what needs to be communicated.
- If you need to add a room to a report, use the Copy
icon. Simply click on it and, once the new item is created, type over the original name to rename it.
- If you need to delete a section, click on the Trash
icon.
- If something is listed as Needs Attention, take a picture of the asset and include pictures in the report by selecting the camera icon

Note: Once you have saved the evaluation, you won't be able to add photos. Please ensure to take the photos in landscape format while filling out the form. Check out this article on how to attach photos to a UCR for further instruction.
Letter to the Owner
Now that you have finished the evaluation section, you are ready to fill out your summary. To do so:
1. Navigate to the Event section on the property's page and select View to edit the report.
2. Edit the report by changing the owner’s name. All other information will automatically generate in the letter.
4. Fill out both Summary sections.

5. Update the shipping address.
6. Send the full UCR report to the unit owner via the following options:
- Send through BeHome247: Enter your owner’s email address under the recipient section. You will then type your message in the Enter a message section. The UCR will be sent as an attachment, so it's preferable to include a message to avoid the email looking bare.
- Save as a PDF and send via your email account: Clicking on the PDF option will allow you to save the report as a PDF. Please ensure to check your download screen. This is typically found in the browser menu on the top right-hand side of your browser screen.
Note: You can fill out the letter portion on your mobile device, but we suggest filling out this section on a PC.
